It's always a good idea to have a professional home inspector
review the condition of the prospective
home. This is true regardless of whether you're buying for sale by owner or using the services of a real estate agent. A general home inspection includes a visual examination of the structural, mechanical, electrical and plumbing systems and is intended to identify defects in those systems and components.
In general, a thorough home inspection
will take around 2-3 hours to complete. A good home inspector will have years of experience and provide a detailed written report of his findings to the potential
home buyer.

Many Purchase Agreements document that the
home buyer's offer is contingent on a satisfactory general home inspection. A
home buyer may also choose to pay extra for a termite inspection, radon testing, well or septic inspections, or a number of others. If any problems are identified as a result of the inspection(s), the
issues will need to be resolved prior to
closing.
Home buyers can also do a final walk-through of the
home to verify the necessary fixes have been made and to confirm no additional issues have developed since their last visit. If all looks good, it's time to close the deal!
